Who can buy a property?

 As it stands at the moment Non Bulgarian citizens is are not allowed by law to own any land in Bulgaria,

However...they can own a Bulgarian company which is a Bulgarian entity and entitled to own land.

It is not deemed necessary to own a Bulgarian company for the purchase of an apartment or buildings where there is no land included in the sale.

It isnt' at all hard to set up a Bulgarian company your agent or lawyer will organise this for you

however it can be tedious and at times a little frustrating.

It takes in the region of 35 working days from time of application till the company actually being formed this doesnt take into account any holidays in Bulgaria in which most of all the Goverment buildings or authorities close down. Avoid April and August if you possibly can.

5,000lv for the capital account (This is returnable once the company is formed)


There are risks buying property anywhereat all in the world but property ownership in Bulgaria is subject to both Bulgarian and European laws 

Again a good agent will ensure that all transactions comply with these regulations and that any purchase is secure.


It is considered practical and more cost effective for you to appoint a representitive in Bulgaria to handle these affairs for you.


You would normally pay your Electricity, Telephone and Water Bills through your local Post Office or Bank. It is considered the easiest way to do this is to get someone to do it for you.

You can of course pay by Direct Debit but this can often be a difficult process to set up and is considered least favourable.

 This is such common situation in Bulgaria many people are opting for this situation and there are many companies offering renovation services in the owners' absence.

but It is strongly recommended that you find a company or individual whom you can trust to oversee or project manage the work being done to your satisfaction.

 The Crime Rate in Bulgaria.is considered very low..... In most cases your neighbours will look after your property for you. This works well in the village areas.

It is possible however to have a security system installed which is linked to a monitoring service that will deploy Security Guards to your property minutes after the system is activated..
